Buying or Selling?

The 2024 Property Investor Trend you need to know!

In 2024, there are two different views about property investors in Australia. One suggests that investors are leaving the market due to high costs, while the other says more investors are buying properties.

Overall, it looks like more investors are still buying properties than selling them. Data shows that although more properties are being listed for sale, the number of new loans investors are taking out remains high, which means demand for investment properties is strong. This suggests that despite some challenges, property investment is still appealing to many.

Investment trends in Australia are different depending on the region. In states with growing property markets like NSW, QLD, and WA, there’s strong demand for new investment properties. But in places like Victoria and Tasmania, where property values are falling, fewer new loans are being taken out, and more investors are selling their properties.

In Victoria, many investors are selling because of high interest rates and lower property growth, while in Tasmania, falling home values and rising costs are causing some investors to exit. However, in NSW, despite more properties being sold, high demand for new investment properties is helping balance things out.

The types of properties and investors in the market may be changing. More first home buyers are starting to buy investment properties, though the numbers are still small. The overall number of new investment loans has decreased slightly since April, and this may continue as affordable investment opportunities become harder to find. Even though interest rates might stay high longer than expected, it’s more likely that the number of new investments will decrease, rather than more investors selling their properties.
